How do I switch from my current property manager?

Switching property managers is straightforward. Once you appoint us, we manage the entire transition, including:

What information do you need to get started?

What happens to my renters if I change property managers?

Your renters remain in place and their lease agreement stays unchanged. The only difference is that we become their new point of contact for:

What is the process from signing to securing a renter?

Once you sign a management agreement, we handle the entire leasing process:

After approval, we:

  • Prepare lease documents
  • Collect rent and bond

How do I pay my rent?

Rent is paid via BPAY using your unique DEFT reference number, which can be found in your lease agreement.

How do I report maintenance or request urgent repairs?

For general maintenance, all requests must be submitted in writing via email. Including photos or videos will help us assess and resolve the issue faster.

For urgent after-hours repairs:

  • Call our office on 03 9090 2500
  • Follow the prompts to reach the appropriate emergency trade (electrician, plumber, locksmith, etc.)Conduct inspections and manage enquiries
  • If necessary, you may arrange urgent repairs to make the property safe and request reimbursement


For life-threatening emergencies, always call 000.

Can I have a pet?

You'll need to submit a Pet Request Form for approval. Your Property Manager can provide this form.Under Victorian legislation:

  • The rental provider has 14 days to respond
  • Requests can generally only be declined through a VCAT application within that timeframe
What if I lock myself out or need to give notice to vacate?

If you've locked yourself out:

  • During business hours: Contact our office and we may have spare keys available
  • After hours: You'll need to arrange a locksmith at your own cost
  • Apartments or strata buildings: Contact building management for access


If you're giving notice to vacate:

  • Notice must be provided in writing via email
  • A minimum of 28 days' notice is generally required
  • Fixed-term leases cannot end before the lease expiry date
  • Always confirm your lease type before submitting notice
How do I apply for a property and register for an inspection?

You can apply directly through the property listing on realestate.com.au or request an application form from the agent.

Applications generally require:100 points of ID

  • Proof of current address
  • Rental references (if applicable)
  • Proof of home ownership (if applicable)
  • Proof of income or financial capacity

What compliance and minimum standards are required for my rental property?

To lease your property, you must have current safety compliance certificates in place, including:

  • Smoke alarm compliance (serviced annually)

  • Gas safety check, where applicable (every 2 years)
